Knoxville Termite Inspections: Do You Need One When You Buy A Home?

You’ve probably heard a lot about home inspections…

But, what about a termite inspection?

When you buy your first Knoxville home, there are a lot of steps. A Knoxville termite inspection may be one of those steps that you’re less familiar with. In this post, we’ll cover what a Knoxville termite inspection is, why you may need it, and if you should get one.

First: What Is A Knoxville Termite Inspection?

A termite inspection is exactly what it sounds like. It’s an inspection to check for the presence of termites in a property. Much like a home inspection, a termite inspection is done before you buy a home. It allows you to check and see if there is any damage to a property from termites. Sometimes, certain pest control companies will check for other pests as well including bed bugs, rodents, and cockroaches (just be sure you check with your company to see if they check for these items as well).

Termites can do a great deal of damage if they’re not caught, so getting a termite inspection is an important part of buying your first home. Oftentimes, when termite damage is found, you can request that a seller pays for the termite treatment with can range anywhere from $500 and up, depending on the extent of the damage.

When May You Need One?

There are two cases where you may be required to do a home inspection. The first one is if your loan requires it and the second one may be if you want to be sure your home is inspected for bugs. In most cases, both reasons apply to buyers.

There are certain loan types that require a termite inspection. If you’re getting a VA loan or an FHA loan, you’ll probably be required to do a termite inspection. With a VA loan, you won’t be required to actually pay for the termite inspection, it will actually be paid for by the seller. Depending on your mortgage company, they may require it even if you’re not getting one of these loan types.

Or, you may opt to get a termite inspection simply because you want to get one. Termites are common in areas where there is high humidity, so Knoxville is the perfect environment for termites. This is often a major reason why many buyers opt to get a Knoxville termite inspection. When you know there’s a large risk of termite damage, it’s smart to get an inspection before you buy a house.

Should You Get One?

So, should you get a Knoxville termite inspection?

There’s really no reason not to get a home inspection because they’re extremely affordable. Generally, Knoxville termite inspections cost anywhere from $35 to $55 depending on the company. So, for such a small price, there’s no reason not to get one, especially knowing if you find damage that you can negotiate with the seller to cover repairs.

Needless to say, a termite inspection is well worth the money.
